Do yourself a favor and stay away from this management company. We had the absolute worse experience with them, they are extremely unprofessional. When we toured the property, the leasing agent told us she wasn’t sure which parking space would be assigned yet but assured us it would be one of the four beneath the unit. At the time, I was freshly postpartum with two children under the age of two, so having an assigned parking space was extremely important to us. It was one of the main reasons we chose this property. We completed everything that was asked of us, signed the lease, and paid our deposit. The lease clearly stated that one assigned parking space was included. However, despite repeatedly calling, emailing, and leaving voicemails for the property manager, Victoria, she never told me which parking space would be assigned which I thought was so odd. She kept saying she was waiting to hear back from the owner & let me know she would give me the assigned space number at key pick up. The day of key pickup, Victoria casually informed us that there WAS NO ASSIGNED PARKING SPACE! & that parking was first come, first serve. Therefore, they couldn’t guarantee us a parking space AT ALL. She as the property manager had no clue how many parking spaces were available in the complex. When I pointed out that our lease specifically included an assigned parking space, she claimed it was “a typo.” I respectfully asked to cancel the lease and have our deposit returned since the terms we agreed to were not being honored. Instead, the supervisor Frank Galluci told us to either take the keys or leave. He refused to return our deposit, said the owner wanted to hold us responsible for the rent until a new tenant was found, and even threatened to call the police when I continued asking for my deposit back. Rather than taking accountability for the issue they caused, or trying to resolve the situation, they chose to be rude and unprofessional. Till this day, I still cannot believe how this situation was handled. He told me I was NOT THEIR client, THEIR client was the property owner, and that seemed to be their only concern. By this point, we had already ended our previous lease, packed everything we owned & had nowhere else to go. We had no choice but to move in. For the entire year, we had no parking space, parking spaces were filled by 4 pm during the week, and completely unavailable on weekends. There was indeed not enough parking spaces for the amount units in the building. Since it was a very busy street, I mostly always had to park blocks away. This made life extremely hard for an entire year, making even grocery trips extremely difficult. They also never explained to us that we would be responsible for bringing down an extremely heavy city trash bin from the second floor down the stairs, till the day we moved in. I really wish they would’ve just been honest about the situation from the beginning! To make matters worse, the property had a mice issue throughout the tenancy. When we moved out, we were charged excessive deductions from our $2,500 security deposit, including a $350 cleaning fee, despite leaving the unit spotless. Ironically, when we first received the keys, the unit itself was extremely dirty.

Now that I’ve moved on, I can finally talk about this place without worrying about retaliation. A lot of the “good reviews” you see seem to come from owners rather than tenants, and honestly, that tracks. They treat owners very well, but tenants are a different story. The moment you ask them to actually do something, it feels like you get put on a naughty list, they will talk to you differently and everything. After that, good luck getting help unless you physically walk into the office yourself. The work culture here feels extremely outdated, like something that should’ve disappeared decades ago. They almost never pick up the phone and clearly prefer voicemail so they can respond on their own schedule. I’ve had simple inquiries take months to get answered. To be fair, sometimes they do handle things quickly, so credit where it’s due. The problem is that everything happens on their time, not yours. A good comparison would be: they’ll patch your bleeding wound and you’ll survive, but only after you’ve already lost way too much blood. What really surprised me is that this is a family-owned business. You’d expect more care and communication, but that just wasn’t my experience. One example that stuck with me was during my second lease renewal. There was wording in the new lease that differed from my first year’s lease. Thankfully I actually read it instead of blindly signing. I suspected it was a mistake, so I called and left a voicemail. I heard absolutely nothing back until 4 PM two days later, right before the lease signing deadline. They finally emailed me saying they had fixed the issue and needed me to sign the updated lease the day before my current lease expired. Luckily, I had no plans and was able to handle it quickly, but what if someone was busy or out of town? That kind of last-minute communication is unacceptable. At the end of the day, the only reason to deal with H&H is if the property itself is genuinely worth it whether that’s the price, location, or lease terms. Once you get through the process, living there isn’t terrible as long as you don’t need much from management. Just don’t expect responsive communication unless you’re willing to chase them down yourself.

As a property owner, it means a lot to work with a property management company that truly cares. My experience with this team has been exceptional. They are professional, responsive, and always willing to help when something comes up. Their communication has been excellent, and I appreciate how reliable and attentive they are in handling matters. I highly recommend them.
